“Why affordability has never been more crucial”

On the back of what journalists are calling the Black Tuesday for Retail, which saw four retailers enter into administration, the CBRE and Shop Agents Society seminar on affordability was even more poignant.

Nearly 100 agents and landlords gathered with representatives from retailers such as Lush, Aurora Fashions and Phones4U discussing the impact rents can have on margins and that retailers need to consider the 4 C’s when looking at their expansion strategies - catchment size, customer, co-tenants and competition.

Jonathan De Mello, Head of Retail Consultancy, CBRE, commented, “Although the retail sector is starting to show some solid signs of recovery after so long in the doldrums, there are those who have been hit hardest with the recent administrations.

“Expanding too fast can sometimes be a dangerous game, with some retailers agreeing deals on the premise that performance would outweigh the relatively high rents they had signed up for in some centres. However with raising corporation tax and business rates, bricks and mortar retailers are coming under increasing pressure.”

The seminar concluded with the message that with more people shopping in fewer centres, retailers need to identify their star performing stores and complement bricks with clicks and stores and wholesale for profitable growth.
